Buying Real Estate, Houses, Homes Dialogue / Script

The subject is about discussing and considering the options in regards to buying a house.
Dialogues are great, especially when phrasal verbs are used. Adapt this with your student to discuss phrasal verbs. 

You can either give the sheet as homework to your student and ask them to guess what the phrasal verbs mean, or you can role play. Then discuss the phrasal verbs as you encounter them.

You may need to change some words to make it more relevant for a discussion in your country.

Dialogue 4
Real Estate – Buying a house

Josie:  So, are you going to carve out a niche in Howardville?
Davo:  I’ve been thinking about centering on Beasley Place. The housing prices are a bit cheaper there.
I’ve put together a budget and Beasley Place seems to fit it quite well.
Josie:  We have information that Beasley Place has a higher crime rate than most. You would need to factor in 
increased home and contents insurance as well as extra security for your house.
Davo:  That could be why it’s cheap. But I can’t really afford Howardville. Houses there go beyond my budget. 
I’d get bogged down in struggling to pay council rates or being able to afford to send the kids to school, 
let alone paying the mortage!
Josie:  Then I’d recommend that you check out a few nice places in Brownsham. There are some really cosy 
homes that have been well taken care of. And the cost of a 3-bedroom home is within your budget. No 
need to eke out a living. If you enter into a contract this week you won’t regret it.  Don’t put it off too 
long though. We’ve been doing some advertising for Brownsham and expect to get quite a turn out at
one of the upcoming auctions, so word is spreading.
Davo:  I haven’t come across Brownsham before. It’s not in the display window is it? What will I get out of
buying real estate there?
Josie:  We only recently opened an office there so this is our first foray into the area. Brownsham is an old 
suburb that has had a complete make over. The council is falling over itself to get new people there, 
as Brownsham is currently a community of retirees. It’s very environmentally friendly as there are lots 
of parks and trees, but not that many children. There is a small school but if you’re looking for a safe 
place to bring up your kids, this is definitely the suburb to be in!
Davo:  Well, I wouldn’t want the opportunity to go by without at least having a look.
Josie:  Great. It’s not far. The homes I want to show you are only 15 minutes walk from the train station, and 
the local shopping center is easy to get to. We could go round to a few of the houses today if you like. 
They’re mostly deceased estates so the prices are quite reasonable. Only one of them will be auctioned, 
the rest of the inheritors are just happy to sell at the asking price. A couple of them may even negotiate. 
When we call in we’ll see what they’ll settle for.
Davo:  Great. I’ll come around later and we’ll descend on Brownsham and get down to business.
Josie:  Excellent. See you after lunch.
